I specialise in major house renovations, predominantly in West London. My aim is to help you achieve your perfect home, within your budget and time frame and without any of the hassle. I have a team of experienced professionals including an architect and structural engineer and a network of excellent builders, craftsmen and fixtures and fittings suppliers.

There’s no doubt embarking on a major house renovation is an exciting experience, but it can also be daunting if you haven’t done it before. You are investing a significant amount of money in your home, you want to be sure the result is exceptional and that you get value for money. To go through months of renovation work, to end up with an average result can be a frightening prospect, and worse still, if costs escalate out of control.      

That’s why my clients bring me on board, to help them maximise the return on their investment, ensuring they get an exceptional home at a reasonable price.

Also many of my clients are living in temporary accommodation while their homes are renovated, so an efficient project process is essential to keeping costs and inconvenience to a minimum.

Most of my clients bring me on board at the very beginning of their project with responsibility for design, implementation and project management. I can help manage your renovation project to include briefing the architect and structural surveyor (to develop and submit planning applications and construction specifications); designing the furniture, lighting, electrics, plumbing, kitchen and bathrooms layouts; sourcing fixtures and fittings; creating a very detailed specification of your renovation requirements; obtaining quotes for the building work; drawing up the contract with the chosen builder; and managing the project through to completion ensuring that the build is completed on time, on budget and to a high quality finish.  

My overall objective is to help manage the renovation project by providing the structure, processes and control mechanisms to ensure the project is completed on time, on budget and on brief whilst giving the you the opportunity to enjoy the creative elements in a calm and stress-free environment.  

The key steps in a typical Katherine Brown home renovation project include:

Architectural design

My architect visits your home, (together we will brief them on your vision) and develops floor plans and front and rear elevations for your consideration. When the designs perfectly fit your requirements the architect will submit the planning application (if planning permission is needed).

Structural design 

Once we have agreed floor plans and elevations I will brief the structural engineer to produce structural drawings and calculations and, if necessary, brief the party wall surveyor to write and serve party wall notices. 

Creating the detailed specification of the renovation works

I then work with you to create a detailed specification of your renovation requirements for each room to include all the electrics, lighting, plumbing, heating and finishes.

Build tender

Using the approved architects drawings, structural drawings and detailed specification, I will brief a short list of builders (most of whom I have worked with many times before) to enable them to provide itemised quotes. I will then analyse the build quotes, negotiate on your behalf and help you to choose the most suitable builder. Then I write up the contract with the chosen builder to include start and finish date, payment schedule and detailed requirements.

Interior design

From the moment we have agreed architect floor plans and elevations I will start working on the interior design to include detailed designs for each room including furniture layouts, colour schemes (including paint colours, flooring, carpet, window dressings and soft furnishings), lighting and electrical layouts and kitchen and bathroom design.

Project budget

As part of the process (and definitely before the build contract is signed) I will prepare a complete and detailed project budget and payment schedule. This is updated as the project progresses and any variances highlighted. I believe in complete cost transparency so that you always feel in control and are able to make informed decisions. 

On site project management

I will be the main point of contact with the builder liaising with builders on site to ensure they understand and help deliver exactly what we want. I will also order fixtures and fittings at the right time and manage the snagging process.
